Flats that are bright and with a splash of independent style always find tenants quickly. Refreshing a tired and unloved flat can give it a considerable edge for the cost of a month or two’s rent. When a more comprehensive make-over is required, my experience in the rental sector guarantees good advice about what is worth doing, and where “less could be more”. Rental refurbishments must be cost-effective, and the process painless for the landlord.

Re-fresh of a two bedroom flat in Kensington

 

 This top floor flat in is let for extended  periods between the owner’s visits to  London. A new kitchen and bathroom  had been installed six years previously  and the flat was certainly not ‘tatty’.  But given that tenants are prepared to  pay premium rents for exceptional flats  in the area, it made sense to refresh  and upgrade the property. As a result of  this four week project, the owner was  able to raise the monthly rental by  almost 30%.

Another prime location, but high time to re-model. My client would have organized this herself but work commitments did not allow in the time frame, so we teamed up.  Drawing on my experience and contact base, she made most of the design choices and  then disappeared on business leaving me to deal with the builders! This started as a  straightforward refit but along the way floors were raised, ceilings lowered and  generally what had been a ‘cool and quirky’ rental flat became modern, luxurious and  bang on trend. It was rented for a steep increase two weeks after completion.
